Straight Answers About Your Floors
Carpet Surgeon's Legacy Continues
Carpet Surgeon's next chapter: Glen and Colleen's 40+ year Portland floor care business continues under new family ownership — with the same commitment to honest, quality work.
Glen and Colleen founded Carpet Surgeon with a simple belief: do the job right, treat people honestly, and stand behind your work. Over time, they built more than a company, they built trust with Portland families and companies. That trust is what drew me here.
I grew up in the carpet cleaning and repair world, working alongside my dad in his own business. I learned early that quality, attention to detail, and respect for someone’s home matter. When I moved to Oregon, I wasn’t looking for just any job, I was looking for a company that shared those same values. I found that the moment I met Glen at the Carpet Surgeon.
Working side by side with Glen for five years, I learned the standards that made this company what it is. As Glen and Colleen prepared for retirement, we stepped in — not to change what worked, but to protect it. Our goal wasn’t to start something new. It was to carry on a legacy.
Today, Carpet Surgeon continues with the same craftsmanship, honesty, and care it’s been known for, now led by a husband-and-wife team fully invested in its future. I bring over 20 years of hands-on experience, and Sydney brings her strength in organization, operations, and long-term planning.
It’s an honor to carry this legacy forward and keep Carpet Surgeon trusted for generations to come.
— Justin & Sydney

What is Encapsulation?
Encapsulation cleaning is a low-moisture, interim maintenance method that yields great-looking, clean carpets in less time and for less cost. This method, designed for commercial maintenance only, is ideal for businesses that don't have time to wait for carpet to dry from traditional hot water extraction.
Encapsulation cleaning is a low-moisture, interim maintenance method that yields great-looking, clean carpets in less time and for less cost.
This method, designed for commercial environments, is ideal for businesses that don't have time to wait for carpet to dry from traditional hot water extraction. Although traditional hot water extraction cleaning must still be performed from time to time on difficult stains or heavily soiled areas, encapsulation cleaning helps prolong the time in between cleanings. Because encapsulation is so efficient, this process provides a continual high level of appearance at a lower price than other methods.
The encapsulant works by attacking all soils commonly found in carpeting. The encapsulation chemistry surrounds each soil particle and then dries to a brittle crystal that is easily removed by subsequent dry vacuuming.
Interested in encapsulation? Right now we're offering a free encapsulation cleaning with any commercial service. Check out our Fall Special for details and contact us today for your free estimate.

Commercial Carpet Maintenance: How Regular Care Saves Your Business Money
Clean it on a schedule and fix small problems while they're small. Here's how a commercial maintenance plan saves your business money.
Updated October 2026.
When you take care of things, they last longer, and carpet is no different. Clean it on a schedule and fix small problems while they're small, and your carpet looks better, lasts longer and needs replacing far less often. For most businesses, that's the real savings.
Where the savings come from
- Longer carpet life. Gritty soil acts like sandpaper on carpet fibers. Removing it regularly slows the wear that makes traffic lanes look gray and matted.
- Smaller repairs. A loose seam or a frayed edge at a doorway is a quick fix. Left alone, it spreads and turns into a bigger repair or a trip hazard.
- Warranty protection. Many carpet warranties require regular professional cleaning, so keeping a schedule keeps that coverage intact.
- A better first impression. Clients and patients notice stained entries and dingy waiting rooms.
What a maintenance plan looks like
Every building is different, so our commercial carpet maintenance plans are built around your traffic and your schedule. A typical plan includes:
- Regular cleaning of entries, hallways and other high-traffic areas
- Periodic deep cleaning with hot water extraction
- Spot treatment between visits
- Upholstery, office partitions and hard floors as needed
- After-hours and weekend scheduling so your team never sees us working
Encapsulation or hot water extraction?
Low-moisture encapsulation cleaning is great for frequent maintenance because carpet is dry and ready for traffic quickly. Hot water extraction is the deeper restorative clean. Most commercial plans use both.
Signs your carpet is overdue
- Gray or dark traffic lanes from the door to the desks
- Matted entries and hallways
- Spots that keep coming back
- Musty odors, especially after rainy weeks
We clean offices, dental and medical offices, restaurants and property management buildings across the Portland metro. See our commercial carpet cleaning services, request a free assessment, or call (503) 520-9717.

Indoor Allergens in Carpet: What's Hiding and How to Remove It
Carpet traps dust, dander and pollen like a filter, until it's full. Here's what collects in carpet and how often to have it professionally cleaned.
Updated October 2026.
The EPA notes that levels of some indoor air pollutants can be two to five times higher than outdoor levels. Carpet works like a big filter: it traps dust, pet dander, pollen and the grit tracked in on shoes, which keeps it out of the air you breathe. The catch is that a filter only works until it's full.
What collects in carpet
- Dust mites and their debris
- Pet dander and hair
- Pollen tracked in from outside, especially during Portland's spring tree pollen season
- Fine soil and grit that wears down carpet fibers
- Smoke and cooking residue that settles over time
Why vacuuming isn't enough
A good vacuum with a HEPA filter removes loose, dry soil from the top of the carpet. It can't reach the oily residue that holds soil to the fibers or the particles packed down near the backing. Hot water extraction flushes the carpet with heated water and pulls it back out with strong suction, removing what a vacuum leaves behind.
How often to have carpet professionally cleaned
- Most homes: every 12 to 18 months
- Homes with pets, kids or allergy sufferers: every 6 to 12 months
- Rentals and offices: on a regular maintenance schedule
Keeping it cleaner between visits
- Vacuum high-traffic areas a few times a week
- Put walk-off mats at every entry, especially during the rainy months
- Take shoes off at the door
- Blot spills right away instead of scrubbing
