How we do it

Our Upholstery Cleaning Process

This is what actually happens when we show up. Every step matters β€” and most companies skip at least half of them.

Inspect the Fabric

Before we touch anything, we identify the fabric type and check for any code restrictions. Some materials can't be wet-cleaned β€” we figure that out first, not after. If a piece isn't a good candidate for our process, we'll tell you honestly before we start.

This step alone separates us from companies that just start spraying.

Pre-Vacuum

We vacuum the piece thoroughly before any liquid touches it β€” including under cushions and along every dark edge. Dry soil has to come out first. Skipping this step means you're just spreading debris around with your cleaning solution.

Pre-Spray

We apply either our upholstery pre-spray or fine fabric pre-spray depending on the material. The right solution for the right fabric β€” not one-size-fits-all. This breaks down body oils, food residue, and ground-in soil before agitation begins.

Drill Brush Agitation

This is the step most companies skip entirely. We use a drill brush with the correct attachment for the fabric type to work the pre-spray deeper into the fibers and loosen embedded soil. This is what makes the difference between a surface clean and a real clean.

Most competitors go straight from pre-spray to extraction. We don't.

Hot Water Extraction

Truck-mounted hot water extraction β€” the same equipment we use on carpet. High heat, high pressure, powerful suction. This pulls the loosened soil and cleaning solution back out of the fabric fibers completely. Not a wand wipe. Actual extraction.

Dry Pass

We go over the piece with a dry pass β€” extracting additional moisture and speeding up drying time significantly. This step also reduces the chance of any wicking or watermarks as the piece dries.

Stand Cushions for Airflow

Every removable cushion gets stood on its side after cleaning so air can circulate on all surfaces evenly. Most people have never seen this done. It speeds drying and prevents that musty smell that happens when cushions dry face-down on a sofa.

Teflon Protectant (Optional)

Applied after the piece is clean and dry, Teflon protectant creates a barrier around each fiber that makes future spills bead up instead of soak in. Gives you time to blot up a spill before it becomes a stain. Highly recommended on light-colored fabric and households with kids or pets.

Every piece gets inspected first. If something isn't a good candidate for our process, we tell you before we touch it β€” not after we've already made it worse.

Some fabrics can't be wet-cleaned

Certain fabrics are dry-clean only. We check fabric codes before we start. If wet cleaning isn't appropriate for your material, we'll tell you and discuss options.

Permanent dye stains won't come out

If a stain has permanently altered the fabric fiber β€” certain inks, bleach damage, some dyes β€” cleaning won't reverse it. We'll tell you honestly what to expect on each spot before we start.

Very delicate or antique fabric β€” we may decline

If a piece is too fragile for our process we'd rather say no than risk damaging something irreplaceable. We'll always give you our honest assessment.

Deep urine in foam β€” cleaning reduces, doesn't eliminate

If pet urine has soaked all the way into the cushion foam, surface cleaning will reduce the odor but the source is in the foam itself. We'll tell you what's realistic and what would need to happen to fully resolve it.

Microfiber is one of the most common fabrics we clean and it responds very well to our process when done correctly. The key is checking the cleaning code first β€” microfiber can be W (water-based), S (solvent-based), or WS (both). We check before we start and use the appropriate solution. Microfiber cleaned improperly leaves water rings β€” cleaned correctly it looks almost new.
It depends on how deep the urine has penetrated. Our process with pet urine pre-treatment is very effective on surface-level contamination. If the urine has soaked through the fabric into the cushion foam itself, cleaning will reduce the odor significantly but the source is in the foam β€” and the only full solution is foam replacement. For most households β€” once a year is a reasonable baseline. If you have pets, kids, or someone in the house with allergies, every 6 months is better. High-use pieces like recliners and sectionals that get daily use benefit from more frequent cleaning. A good rule of thumb: if your sofa is looking dull and you can't remember the last time it was cleaned, it's time.
For most upholstered furniture β€” hot water extraction (steam cleaning) combined with pre-spray and agitation is the most effective method. The pre-spray breaks down oils and soil. Drill brush agitation works it into the fibers. Hot water extraction pulls it all back out with heat and suction. Dry cleaning or encapsulation methods exist but don't clean as deeply. The fabric code determines which method is appropriate for your specific piece β€” that's why we inspect first.
Yes β€” we offer full leather cleaning and conditioning. Leather requires a completely different approach than fabric upholstery β€” the right cleaning solution and conditioning treatment to prevent cracking and restore suppleness. Mention that you have leather when you book so we bring the correct products.
Many old stains β€” food, coffee, grease, body oils, juice β€” respond very well to our pre-treatment and extraction process. Some set-in stains that have been there for years come out surprisingly well. That said, some stains (certain dyes, bleach damage, permanent ink) have altered the fabric fiber and can't be reversed with cleaning. We treat every spot individually and tell you honestly what to expect on each one before we start.
You don't have to β€” we pre-vacuum as part of our process. That said, if you want to remove any loose pet hair or debris before we arrive, it doesn't hurt. The vacuuming we do is specifically about getting dry soil out before any moisture is applied, which is a different level of thoroughness than a regular vacuum pass.
Yes β€” even large 6-7 seat sectionals are done in a single visit. Larger sectionals take more time but we handle them completely in one appointment. We do large sectionals throughout Portland regularly. The price is based on the number of seats, so there are no surprises when we arrive.
